Guidance Information

This handbook covers all the general information that you are most likely to need as a Waltham Forest Council leaseholder but doesn’t cover every situation. It is not a definitive interpretation of your lease or of the relevant legislation.

It provides information about Waltham Forest Housing services and your rights and responsibilities under the Lease.

Introduction

Waltham Forest Housing is an Arm's Length Management Organisation (ALMO) and has been set up to manage, maintain and improve the council houses, flats and estates owned by Waltham Forest Council. Waltham Forest Housing is non-profit making and owned and controlled by the council. Waltham Forest Housing acts as the council's managing agent looking after Waltham Forest Council’s housing stock.

Leasehold Management

Your Neighbourhood Management service including leasehold engagement is divided into 3 areas. Therefore our Neighbourhood Team and Home Ownership Team operate on where you live in the Waltham Forest.

  • South

 

Each area is managed by an Area Manager and a team of Neighbourhood Officers to provide a localized management service to its residents.

Repairs and maintenance

Report repairs or request a repair including works to the structure of the building, heating and estate works to WF Direct.

Payments and Balance Requests

The Income Team can take a payment for service charges, ground rent or insurance.

Homeownership Team

Can answer your questions about leasehold consultation and service charge enquires. This includes the following.

  • Processing Right To Buy applications
  • Calculation of service charges
  • Serving/enquiries Section 20 notices
  • Solicitors enquiries
  • Resale Pack
  • Lease
  • Issuing of invoice for service charge and major works

Lettings Waltham Forest

Gas Servicing (Aston Group)

Aston Group, our Mechanical and Electrical partner can provide a service to you for the maintenance, repair and servicing of your boiler and gas appliances and complete Landlords Gas Safety Certificates. Quotations can also be provided for new boilers, systems etc.
