Estates - Clean estates service standard

Ascham Homes know how important it is that caretaking work is of the highest standard.

We will:

  • Undertake regular inspections with residents and stakeholders on estates
  • Clean all communal windows every eight weeks
  • Ensure that all communal areas are properly lit. If the lighting fails and is a health and safety risk, it will be dealt with as an emergency repair
  • Remove all racist or offensive graffiti on estates within 24 hours of being told about it and other graffiti within 7 days
  • Provide information about the frequency your estate is cleaned on the estate notice board
  • Ensure estate services staff are able to tell you when your estate should be cleaned
  • Replace your door-entry card or key if you lose it [at a charge]
  • Keep all areas free from bulky waste and litter


The cleaning standards for communal areas are based on the Environmental Protection Act (EPA) 1990.

  • ‘A’ Standard - This standard is excellent and is the standard that we aim to achieve.   
  • ‘B’ Standard -This standard is good and would be the level of litter or dirt you would normally expect to find between cleaning.
  • ‘C’ Standard - This standard is below average and shows a build up of litter or dirt.;
  • ‘D’ Standard - This standard is unacceptable and shows a long overdue build up of neglected litter and dirt. We might award a grade ‘D’, if on the last inspection a grade ‘C’ was given and nothing has been done to rectify this since.

 

Communal gardens and green spaces standards

Ascham Homes know how important it is that gardening work is of the highest standard.

We will:

  • Cut the grass every four weeks between March and October
  • Seasonally control weeds and prune shrubs according to specie
  • Work with Waltham Forest Council to provide Recycling facilities on estates and at smaller blocks
  • Cut the grass, if required, between November and February
  • Ensure access ways are kept free from overgrowing vegetation

 

Communal repairs standard

Repairs that affect residents’ security and safety are emergency works and should be completed within 24 hours. All urgent repairs are to be completed within 3 working days and all other repairs should be completed within 21 working days.
