Repairs that we're is responsible for

We carry out the repairs which landlords must carry out by law. Please help us by reporting repairs and allowing us into your home. We may take legal action if you will not let us into your home when a repair needs doing if it is damaging our property or putting residents at harm.

We are responsible for all repairs to the communal areas, for example lifts and locks on doors to blocks.

Tenants responsibilities

You are responsible for looking after your home, decorating (painting inside) carrying out minor repairs (for example, replacing sealant around the bath, fixing toilet seats) and fixing damage which is a result of neglect or misuse by your household or guests. You are also responsible for repairing items that you provided yourself (for example, washing machines and their connection to the water supply).

Other repairs that residents are responsible for include fences, cupboards (doors, drawers and panels), lighting (light fittings and socket covers) and damp and mould.

You are also responsible for keeping your property in the same state of repair as when you moved in.

For a full list of repairs responsibilities for both Housing Services and tenants please download the Repairs Policy.

Your improvements and alterations

You are entitled to carry out some improvements and alterations in your home but you must get written ‘landlord’s permission’ from us first. If you go ahead without permission we will ask you to change it back to the way it was, at your own expense.

At the end of your tenancy, you may be entitled to receive compensation for some of your authorised improvements, for example, installing central heating or double glazing. We will need to see your receipts, so make sure you keep them.
