Vulnerable residents and repairs
Wherever possible Housing
Services tries to support our vulnerable and elderly tenants.
We recognise that there are some repairs which may not be able
carry out even though it's regarded as your responsibility under
your tenancy obligations.
If this is the case the we will look
to carry out these repairs on a discretionary basis, especially if
there could be a risk to the health or personal safety of the
In order for a discretionary repair to be
completed, an assessment needs to be made by the
tenant's Neighbourhood Officer based on the following
- The tenant cannot physically
carry out the repair themselves
- The tenant does not have the
means to employ a handy man or other contractor to complete the
- The tenant does not have any
relative living with them or nearby who can complete the works for
An assessment will be made in up
to five working days. If the job is
urgent, the repair will be raised and if the tenant doesn’t qualify
for discretionary repairs they will be recharged after the
assessment has been completed.
If you qualify for a discretionary repair then
your Neighbourhood Officer will make a recommendation to
an area Contracts Manager who will instruct a contractor
to complete the repair.
